Understanding the CapEx Planner

A prioritized view of every upcoming replacement across your portfolio.

The CapEx Planner (Equipment → Replacements) shows equipment and building systems itemized by replacement year and cost. It's the raw backlog view — what needs to be replaced, when, and what it will cost.

Summary Stats

At the top, you'll see summary stats: total items, total estimated cost, and counts by urgency:

  • Urgent — Needs attention now
  • Medium — Plan for near-term
  • Later — Longer horizon

Filter by property, timeframe, type, or adjust the planning horizon (e.g., 5 years, 10 years). Each row shows the property, equipment or system, area, estimated cost, replacement year, and a color-coded timeframe badge (1–2 years, 3–5 years, etc.).

Feeds Capital Planning

This view feeds the capital planning chat — when you ask Inspectr to build a capital plan, it's working from this same data. But the CapEx Planner is useful on its own for quick portfolio-level views of what's coming up and how much it'll cost.
